The cheapest house price does not always mean the cheapest monthly life. This guide compares real 2026 data — house prices, season ticket costs, council tax and journey times — so you can see which towns actually leave you better off each month.

The table below uses Land Registry and ONS house price data (2025–26), 2026 annual season ticket prices, and Band D council tax rates for 2026/27. All figures are approximate and intended for comparison purposes.

For hybrid workers on two days per week, the gap between towns narrows in absolute terms but Luton and Reading remain the cheapest travel costs of the five verified towns. The key is to stress-test at three and five days too, in case your office pattern changes.
Things that don't show up in the headline figures
- Station parking: Many commuter towns have paid station parking at £5–10 per day, which adds £50–100/month if you drive to the station.
- Onward Tube travel: If your London office isn't near the terminus, add a Zone 1–2 Travelcard (currently around £1,700/year) to your travel budget — none of the season ticket figures above include this.
- Train reliability: Different operators and routes have different reliability records — worth checking for your specific route before committing.
- Stamp duty: On a £295,000 purchase (first-time buyer), stamp duty is zero. On purchases above £425,000, first-time buyer relief gives 5% on the portion above that threshold — a meaningful upfront cost difference for higher-priced towns.
